Lease Schedule Tie-Out (ASC 842)

A lease schedule under ASC 842 rots the same way a depreciation schedule does: rolled forward every period, rarely rebuilt from scratch, and a modification that happened eighteen months ago but was never properly remeasured is still sitting there wrong today. Auditors treat ASC 842 as a recurring focus area for exactly this reason, and the two most common findings, a schedule that's drifted from its own math and a modification that never triggered a remeasurement, both show up the same way this skill is built to catch them: by recomputing the schedule from its own inputs and comparing it to what's on the register.

What it does

This skill recomputes each non-modified lease's amortization schedule using the effective-interest method for the lease liability (interest accrues on the beginning liability at the periodic rate, payments reduce it) and a classification-specific method for the ROU asset: the single-lease-cost pattern for operating leases, so interest plus ROU amortization stays level each period the way ASC 842 requires, and straight-line over the term for finance leases. It then determines how many periods have elapsed between commencement and the stated period end and ties the balance at that point, not the lease's end-of-term balance, to the corresponding GL accounts. Any lease carrying a modification date is excluded from this mechanical recompute entirely and routed to its own Modification Flags tab instead of rolled forward on its original terms.

The one rule it can't skip

It never decides a lease's classification, operating or finance, or whether a modification should trigger a full remeasurement under ASC 842's specific rules. Those are accounting judgment calls that depend on the lease's own terms and the standard's criteria, and this skill assumes the classification already on the register is correct, checking only whether the amortization math that follows from it is right. Where a modification is detected, the skill states that remeasurement is needed and what changed; it doesn't perform the remeasurement's judgment-dependent steps itself.

How the recomputation actually runs

Each lease's required terms, the incremental borrowing rate, term, payment amount, classification, and commencement date, must all be populated; a blank rate is never rounded to a convenient number, it becomes a visible exception naming the lease and the missing field. From those terms, the liability amortizes by the effective-interest method regardless of classification, while the ROU asset follows whichever method its classification requires: the single-lease-cost plug for operating leases, straight-line over the term for finance leases. The recomputed balance as of the stated period end, not the lease's end-of-term balance, is compared to the GL figure supplied for that lease, and any difference is reported as a named, dollar-quantified gap rather than plugged.

What it won't do

It won't perform a lease's initial classification test or the present-value calculation that drives it; that's assumed done correctly before the lease reaches this skill. It won't guess at a modification's accounting treatment, whether it's a separate new lease or a remeasurement of the existing one; it flags the change and leaves the treatment decision to a lease accountant. And it won't book anything to the GL; the output is a tie-out workpaper with the recomputed schedules and exceptions, for a Controller to review.

Adopt's agents carry the lease schedule forward in the register you already keep it in, recompute the amortization against each lease's own terms, and flag a modification the moment its terms stop matching what's on file. Nothing posts until a Controller approves it. Sign up free, or book a pilot to run it against your own lease register.
